Banstead is mostly homeowners in middle age who brought their families here and kept the house after the children grew up. Eight in ten households own their home. About one household in five is a couple with children. Nearly as many are pensioners living alone. Banstead brings up its children and then keeps the house.
At the 2021 Census, the source for every population figure on this page, about 81% of Banstead households owned their home, about 12% rented privately and about 7% rented from a council or housing association. People in Banstead mostly do their renting somewhere else and arrive here when they are ready to buy.
The median age is 46, and about 25% of residents are aged 25 to 44. Both figures include the prison population, which skews the age profile, as explained further down.
Modelled gross household income averaged about £78,000 across the area in the financial year to March 2023, before tax and three years out of date. That is the figure before the tax office takes its share, and a Banstead semi is paid for from what remains.
About 29% of households are one person living alone, and about 18% are a pensioner living alone, which is part of that same group and not extra to it. Couples with dependent children make up about 21% of households and lone parents about 9%. The pattern is of families who move in, put down roots, and parents who stay on in the family house once the children have left.
About 34% of residents hold a degree and about 16% have no formal qualifications. Full-time students make up about 1%, which fits a town with no further education of its own, where sixth-formers travel to colleges in Sutton, Epsom or Reigate. The mix is broad, and the person who runs a business here may well live next door to someone who never sat an exam.
One feature of Banstead distorts the person-level figures. Downview and Highdown prisons, built on the site of the old Banstead Asylum, are inside the boundary, and 1,515 of the 11,156 people counted live in communal establishments, leaving 9,641 in ordinary homes. Shares measured by household, such as tenure and household type, describe only the town's homes. Shares measured by person, including the median age and the qualification mix, take in the prisons as well, and the town's own figures would look a little different without them.
Banstead's people are one of its real strengths. Most are established, comfortably off and planning to stay.
