Who lives in Ashley (New Forest)?

For anyone buying or renting in Ashley (New Forest).

Settled homeowners, mostly on the far side of the school-gate years. Three in four households own their home. Half the residents are older than 52. Barely one in five is aged 25 to 44. Ashley is where people land, not where they launch.

Owning is the default. Every population figure here comes from Census 2021, which counted 9,274 residents in 4,057 households. About 77% of households own their home, outright or with a mortgage, and about 10% rent privately, with around 12% in social housing. The private rental market is small enough that a landlord advertising "a rare opportunity" here would, unusually, be describing the listing accurately.

The median age is 52, and only about 19% of residents are aged 25 to 44, the years most people spend buying their first house and filling it with children. That missing middle is the defining shape of the place. It is not a young town trying to look grown-up. It's a grown-up town that stopped pretending to be anything else some time ago.

Median household income, gross and before tax, was about £47,600 in the financial year to March 2023, modelled across the area. That is a snapshot of that year, not of today. It reads less like a pay packet and more like a mix of salaries, pensions and whatever the last house sale left in the bank, which is how a town with this age profile pays for its detached houses.

Household make-up follows the same line. About 28% of households are one person living alone, and about 17% are a single pensioner living alone, which sits inside that 28% rather than on top of it. Couples with dependent children make up about 16% of households and lone parents about 9%. That is a lot of quiet houses and not many school runs, and the Saturday-morning noise is more likely to be a hedge trimmer than a trampoline.

On qualifications, about 27% of residents hold a degree or equivalent, and about 18% have no formal qualifications. Only about 2% are full-time students, which, for a town with no university and not many teenagers, is about right. The mix reads like a working life already done in a dozen different trades and offices, rather than a graduate influx.

Around 77 people live in communal settings such as care homes rather than private households. That is too few to change how any of the other shares should be read.

Ashley's residents are a settled, comfortable, mostly older crowd who own what they live in and intend to stay, which makes it one of the steadier neighbourhoods in the district rather than one of the livelier ones.
