Who lives in Ashford, Kent?

For anyone buying or renting in Ashford, Kent.

Ashford is full of people who did the sums before they moved. About six in ten own their home. The typical resident is in their late thirties. Nearly a quarter of households are couples with children. Nobody comes here to be seen. They come to fit a family into three bedrooms without selling a kidney.

The 2021 Census counted about 84,000 people, and about 61% of households own their home. About 21% rent privately and about 16% rent from a council or housing association. It is a town of homeowners with a solid renting minority, and the private renters are mostly saving up to become part of the 61%.

The typical resident is about 37, and about 29% of people are aged 25 to 44. That age group buys the three-bed semi, fills the primary schools and complains about the price of the car park at the station. Its size explains most of what Ashford spends its money on. Anyone looking for a retirement town with a bowls club at the centre of things should look further out.

Household income, modelled by the Office for National Statistics for the financial year to March 2023, averages about £60,000 a year before tax across the area. That is gross, before tax and deductions, and it is an older figure rather than today's pay. It describes a working town that earns steadily. It isn't a commuter enclave with City bonuses, however much the listings for new-builds near the station would like it to be.

About 23% of households are couples with children and about 12% are lone parents. About 26% are one person living alone, and within that group about 10% of all households are a pensioner living alone. The couples-with-children share is the number that shapes the place. It is why the schools matter so much here, why the estates have cul-de-sacs, and why a Saturday morning in Ashford is mostly about getting children to football on time.

About 28% of adults hold a degree or equivalent, about 18% have no formal qualifications, and about 2% of residents are full-time students. The mix is broad: graduates, tradespeople and everyone in between, living on the same estates. A town without a university campus to fill its rented rooms has the student share you'd expect. Ashford's students mostly live with their parents and don't have much say in it.

Only about 520 people live in communal settings such as care homes rather than private households. That is too few to change how any of the other figures should be read.

Ashford has an ordinary mix of people: working families, steady incomes and a fair number of homeowners. Anyone who wants neighbours who are much like themselves and busy with their own lives will fit in.
