What do houses cost in Anerley?

For anyone buying or renting in Anerley.

A typical home in Anerley sells for about £419,000, but that figure mostly describes flats. Most of what changes hands here is a flat. A terrace costs well over half a million. A semi costs more again, on the rare occasions one comes up. Ask what a house costs in Anerley and the median gives you the price of a flat.

The Land Registry recorded 224 sales in the year to mid-May 2026, at a median of about £419,000. Flats made up 126 of those sales at a median of around £330,000. The 73 terraces went for about £550,000 and the 25 semis for about £616,000. With only 25 semis in a year, that last figure rests on a small number of sales, and one large Victorian semi can shift it noticeably.

The house price index for the area barely moved, up 0.2% in the year to May 2026, with an average of about £525,000. Flats on the same index fell 1.8%. Over five years the index is up 11%. Twelve months that flat is a quiet year, not a story, and it says nothing about the next twelve.

Council tax here is mostly Band C, with 29% of homes in Bands A or B. Bromley charges about £2,140 a year for Band D, the band most people use to compare bills. That is a mid-table bill for a mid-table set of bands, which fits a place made mostly of converted and purpose-built flats.

Bromley's typical private rent is about £1,670 a month across the borough, a mean from the Office for National Statistics rental index, up 3.4% on a year earlier. By size, the borough averages about £1,300 for one bedroom, £1,630 for two, £1,975 for three and £2,910 for four or more. There is no reliable figure for studios or single rooms, so none is given here.

The Office for National Statistics models gross household income, before tax, at about £81,000 a year across Anerley's neighbourhoods for the year to March 2023. For a couple on that income, a flat at around £330,000 is within reach with an ordinary mortgage. A terrace at £550,000 is a stretch that usually needs a large deposit, help from family, or both.

Of the sales that can be matched to an energy certificate's floor area, about 60% of the year's total, the median price was about £6,190 per square metre, on a typical floor area of around 80 square metres. Prices here are middling for this part of south-east London. A flat is a reasonable stretch on local incomes, while a house takes real money, and the first number you hear is very likely the price of a flat.
